What the data keeps showing
At the June auction, winning bids landed near one-sixth of what the properties are independently worth — a margin we validated against blended Zillow + Redfin values. The opportunity is real. The hard part is knowing which property, and what you're really buying.
July put the process on the record — publicly. Before the gavel we called a stale levy that was never cried, caught a bankruptcy filing the night before the sale (the property didn’t sell), mapped a 10am/11am “double-sale” that played out to the letter, and flagged 50 withdrawn properties so readers didn’t waste diligence on them. Every one of those calls sits in the archived July report next to what actually happened — and where we missed, that’s recorded too. That’s the deal: process you can audit, not predictions you have to trust.
That gap is exactly why research matters. A clean title at a sixth of value is a great deal — but the same price on a property with a surviving federal lien is a way to lose money. Completed title research separates the two.
The work doesn't stop at the gavel
Tax sales come with redemption periods — 60 days on judicial in-rem sales, 12 months on sheriff's-levy liens. Miss the window and your return changes completely. We keep a redemption tracker on every property we cover, so buyers know exactly when a property redeems (a refund of the bid on judicial in-rem sales; bid + 20% on sheriff’s-levy liens) or ripens into ownership. The April through July properties are in that tracker right now.
