Built by someone on the courthouse steps every month

I’ve spent six years investing in Macon real estate, backed by three years in GIS and data analysis — First Tuesday Report sits right at that intersection.
I’m at the Bibb County auction on the first Tuesday of every month, and almost every month someone new walks up with the same questions: Which auction is this one? How do I bid? What happens after I win? Do I inherit a second mortgage or a senior lien? How do I actually get clean title? What’s this redemption period — and can I even get into the property after I win?
Those are exactly the right questions, and getting them wrong is expensive. I built First Tuesday Report to answer them property by property — identify and screen every listing across all three sale types, research title and liens on the properties that qualify, and lay out the deal so you can make a smart decision instead of a fast one.
I’m also honest about what it is and isn’t. I do the research you can’t easily do yourself — but two things stay with you: drive by the properties (there are far too many for me to walk every one), and run your own numbers and compare them to mine. The goal isn’t to bid for you. It’s to put accurate, primary-source information in your hands so the call is yours, made with your eyes open.
What we believe
- Primary sources over hearsay. Every fact in a report traces to a record — the Macon Reporter, GSCCCA, the county, the court.
- A human checks every report. Accuracy you can trust beats automation you can’t. A person signs off before it reaches you.
- Redemption math matters. On tax sales, when a property redeems is as important as whether it does. We track the clock.
- Local knowledge wins. Knowing which attorneys proceed, which sales postpone, and who’s bidding can’t be scraped — it’s earned by showing up.
Why local matters
We’re at the United Building, 206 7th Street, on the first Tuesday of every month. That ground-level intelligence — who actually buys, what gets bid up, what reverts to the bank — is the difference between a report and a printout.

First Tuesday Report publishes research and analysis on properties advertised for the monthly Bibb County, Georgia foreclosure and tax sales. Before you use it, please understand what it is and what it is not.
- It is not legal, financial, investment, tax, or appraisal advice. Using this site does not make us your attorney, broker, appraiser, or fiduciary.
- It is not a title search, title opinion, or title insurance. Our title and lien notes are research compiled from public records. They are not a substitute for a licensed Georgia attorney or title examiner.
- Auctions change without notice. Sales are postponed, cancelled, redeemed, or withdrawn, sometimes on the morning of the sale. Opening bids, values, and property condition may be incomplete, out of date, or wrong.
- You are responsible for your own verification. Verify everything against the primary records and consult a licensed Georgia attorney before you bid.
- No outcome is guaranteed. Nothing here promises profit, clear title, or any particular result.
