The five phases of the research framework
A · Identification
We pull every listing from the Macon Reporter legal notices and confirm the address, parcel, borrower/owner, and auction date against the county record.
B · Parties & Contacts
Who’s foreclosing — the note holder, servicer, and foreclosing attorney — so you know who to call and how likely the sale is to actually proceed.
C · Title & Lien Research
The heart of the report. We trace the chain of title and surface every lien — senior mortgages, IRS/federal tax liens, state Fi Fas, judgments, HOA. This is the work that protects your money.
D · Deal Analysis
We estimate the after-repair value, the rehab tier and cost, and calculate a recommended maximum bid — the number above which the deal stops making sense.
E · Post-Auction Results
After the gavel falls we record what actually sold, for how much, and — for tax sales — track the redemption clock. The proof loop that keeps the analysis honest.

Why a human checks every report
Software can pull data; it can’t be accountable for it. A missed senior lien is a customer losing money on the courthouse steps — so a person reviews every title verdict and every bid number before it reaches you. That’s not a limitation; it’s the product.
